Soffit and Fascia Repair by Part of the Eave

Wood fascia replacement
Wood is still the usual fascia, though HomeGuide notes it resists water damage less well than vinyl, composite or fiber cement. Its $5 to $12 a foot covers taking the gutters down and hanging them back up. In Broward's HVHZ the subfascia or fascia can be the structural edge the roof sheathing is nailed to. On a re-roof, the code wants deck nails every 4 inches over that subfascia, and rotted wood won't hold them.

Aluminum fascia wrap and vented soffit
Aluminum fascia coil runs about $1.25 to $4.00 a foot in material, and continuous vented aluminum or vinyl soffit about $0.50 to $2.00. The vents matter. Florida's building code asks for net vent area of at least 1/150 of the attic space it serves. It drops to 1/300 when 40% to 50% of that venting sits within 3 feet of the ridge and the rest comes in at the eaves. Ask to see the wood before it's wrapped: aluminum over soft fascia hides the rot.

Soffit damage and intake vents
Before replacing stained panels, find where the water came from: the roof edge, a gutter or the flashing above. The code limits vent openings to between 1/16 and 1/4 inch, or screens them, to keep out birds, rodents and snakes. It also calls for a 1-inch air gap between attic insulation and the roof sheathing. Insulation packed into the eaves can block it. Adding intake vents runs $15 to $30 each, or $2.50 to $4.00 a foot for continuous strips.

Drip edge and eave metal
Drip edge is roofing, not trim, and in Broward it has its own HVHZ dimensions:
- Vertical face at least 1 1/2 inches, reaching 1/2 inch below the sheathing
- Deck flange at least 2 inches wide, nailed every 4 inches with ring-shank nails
- A 1/2-inch kick clearance from the wall below
- Joints lapped 4 inches and sealed
- Shingles stop within 1/4 inch of the drip; tile overhangs it by 3/4 inch to 2 inches

Why Pompano Beach homeowners call Pompano Beach Roofers
- Calling or sending the form costs you nothing
- Your request goes to one roofer, not a list of bidders
- Ask for tear-off, deck work and the permit on one itemized quote
- Get the roofer's CC or RC license number and check it yourself
Soffit and Fascia Repair: Roofer's Scope and the Permit Exemption
Florida Statute 489.105 lists "any repair or replacement of wood roof sheathing or fascia as needed during roof repair or replacement" within a roofing contractor's scope. Soffit isn't named there, and neither is fascia work done on its own, so ask how the roofer handles a stand-alone eave job.
For a stand-alone repair on a single-family home, the city's list of work that can skip the building permit under the 2026 state law includes minor exterior repairs to fascia, soffit and wood rot, as long as they're non-structural and don't touch window or door openings. The conditions:

Homes in FEMA zones A, AE, AH, AO, AR, A99, V and VE don't qualify; X, B, C and D do.Not structural
Rafter tails and a structural subfascia are roof framing, which the exemption leaves out.
Condos and duplexes don't qualify. Any roofing in the same job still needs a roofing permit; roof repair explains that rule.
See roof deck replacement if the rot runs past the fascia into the sheathing.
