Mobile Home Roofing Options for Manufactured Homes

Metal Roof-Overs
A roof-over puts a new pitched roof above the old flat one, and in Florida it counts as an addition. Rule 15C-2.0081 says roof-overs must be free standing and self-supporting, with only the flashing attached to the home, unless the roof-over was designed to be married to the unit, and they must meet state and local building codes. So a roof-over needs its own framing and supports; panels screwed to the old roof don't qualify. Cost guides price the parts separately:
- Roof-over: $1,000 to $4,500
- Added sloped framing: $6 to $15 per sq ft
- Metal roofing on a manufactured home: $5 to $16 per sq ft, with a 30 to 80 year lifespan
Panel types are on metal roofing. Ask the City's Building Department whether a roof-over needs signed and sealed drawings.

Roof Coatings
Coatings are the low-cost option for a sound metal or membrane roof. Guides name elastomeric acrylic and liquid rubber as the usual choices for these homes and price them at $0.50 to $4.50 a square foot, or $250 to $5,400 for a single-wide. A white coating doesn't fix loose seams or a wet deck, so those come first. Coating types and recoat timing are on roof coating.

Membrane Recovers
A TPO or EPDM membrane suits the shallow roof most manufactured homes have. Both run about $4 to $10 per sq ft installed in the guides, with TPO lasting 10 to 25 years and EPDM 15 to 25. Florida's repair rule asks for material and design equivalent to the original construction, so ask how the membrane will be attached and how the new edge detail compares with the factory one. More on single-ply systems is on TPO roofing.

Repairs at Seams, Vents and Edges
Most leaks start where panels lap, where vent pipes come through and along the roof edge. Guides put a typical repair at $150 to $1,000. In Wind Zone III the HUD code designs roof coverings, sheathing and their fasteners for 47 psf of uplift and calls for roof-to-wall straps or connectors at 16 inches on center, so a repair should put back the same strapping and fastening it removes. A site-built house in Broward needs a permit even for a roof repair (see roof repair); for a manufactured home, ask the City's Building Department which permit applies.

Why Pompano Beach homeowners call Pompano Beach Roofers
- Calling or sending the form costs you nothing
- Your request goes to one roofer, not a list of bidders
- Ask for tear-off, deck work and the permit on one itemized quote
- Get the roofer's CC or RC license number and check it yourself
What to Check Before Choosing a Manufactured Home Roof
The home's wind zone
Broward is in HUD Wind Zone III. Florida's repair rule asks for material and design equivalent to the original, so a new roof should meet the same wind design.Weight on the frame
Most contractors don't recommend asphalt shingles for a flat roof-over because of their weight, HomeGuide notes. The home's remaining life
Guides say most manufactured homes last 30 to 50 years. A metal roof rated for decades longer may outlast the house, so match the spend to how long you plan to stay.Hidden damage
Before any recover or roof-over, confirm there are no active leaks or rotted decking under the old roof. Ask for photos of soft spots.Park access
Narrow park streets can make it hard to bring in a roofing truck, which adds labor. Tell the roofer about gate rules and parking before the quote.
