Roof Deck Replacement in Pompano Beach, FL

  • Typical cost: guides put roof deck replacement at $2 to $5 a square foot installed, or $2,400 to $8,600 for a typical job.
  • Timing: the deck is fixed after tear-off and before the underlayment inspection, inside the re-roof schedule.
  • Sheet count: a 2,000 square foot roof takes about 60 to 65 sheets of plywood.
  • HVHZ minimum: new plywood is at least 19/32 inch thick, nailed every 6 inches at edges and supports.

If the roof feels soft underfoot, Pompano Beach Roofers brings in an independent roofing contractor to judge the plywood or boards under it. The city's own permit form warns that the deck is usually hidden until the old roof comes off, so get the per-sheet price in writing before tear-off day.

Roof Deck Replacement by What Turns Up at Tear-Off

Rotted plywood sheets

Broward's HVHZ code won't let a new roof go over soaked or rotted sheathing, so every bad sheet comes out. New plywood has to be rated Exposure 1, at least 19/32 inch thick and continuous over two or more spans. Material prices by sheet:

  • Plywood: $16 to $64
  • OSB: $9 to $60 (see the FAQ before accepting it)
  • Tongue and groove: $48 to $83

Plank (board) decks on older homes

Older houses can have board decking instead of plywood, and the HVHZ code allows either; the city's median home dates from 1976 (see roof replacement). Sound planks can stay if they meet the HVHZ board rules:

  • 3/4 inch net thickness for spans up to 28 inches, or 5/8 inch up to 24 inches
  • Staggered joints
  • 8d common nails: two per 6-inch board, three per 8-inch board, at every support

Rotted planks are cut out and replaced like any other bad sheathing.

Renailing the deck to code

When a re-roof strips down to the sheathing in Broward, the HVHZ wood section calls for renailing the old deck, not only the new sheets:

  • 8d common nails, 0.131 inch by 2 1/2 inches
  • 6 inches on center at panel edges and at intermediate supports
  • 4 inches on center over gable ends and subfascia
  • Existing nails count toward that spacing

Pompano Beach's HVHZ permit application includes an owner's notification for re-roofs that warns the deck may have to be renailed. The code also says the building official isn't required to inspect that renailing, so ask for photos of it before the underlayment goes down.

Rafter tails and framing found at tear-off

Tear-off can also expose rotted rafter tails and subfascia along the eave. HomeGuide puts rafter replacement at $5 to $14 a square foot. Florida's statute lets a roofing contractor repair sheathing and fascia during a roof job (soffit and fascia repair covers that scope), but rafters aren't on that list. Ask who will do framing repairs and whether they go on the same permit.

What to Settle Before Tear-Off

  • A per-sheet price

At $2 to $5 a square foot, one 4 by 8 sheet works out to about $64 to $160 installed. A written unit price keeps the add-on honest.
  • A sheet allowance

Ask how many sheets the base price includes and what each extra one costs.
  • Thickness and product

Plywood at 19/32 inch or more, or boards that meet the plank rules above.
  • Photos

Ask for pictures of every replaced sheet and of the renailing, since the city inspector isn't required to check the nails.
  • Tear-off cost

Removing the old roof runs $1 to $3 a square foot in HomeGuide's figures, separate from the deck itself.

Deck work is one step of a full job; see roof replacement for the permit and inspections around it.

Frequently asked questions

How can I tell if my roof deck is rotten?

From inside, look for sagging between rafters, stains on the ceiling or rafters, mold and a mildew smell in the attic. On the roof, soft or spongy spots underfoot are the giveaway. HomeGuide lists all of these as signs, and traces most deck rot to bad flashing, old roofing, blocked gutters or attic humidity.

Can a new roof go over a damaged deck?

No. Broward's HVHZ reroofing section bars a new roof over sheathing that is water soaked, deteriorated or not fastened to code, and it says every deteriorated area must be removed and replaced. A roofer who proposes covering soft spots is proposing something the code doesn't allow.

Is OSB allowed as roof sheathing in Broward County?

The HVHZ wood section says roof sheathing shall be boards or plywood, and it sets plywood at 19/32 inch minimum. OSB isn't named. HomeGuide lists it as the cheapest sheet, $9 to $60, so if a quote shows OSB, ask whether the product and permit allow it.
