Roof Repair by Roof Material

Shingle roof repairs
Shingle repairs are the cheapest kind: about $100 to $300 for a small fix in HomeGuide's material table. Most are lifted tabs, creased shingles after a gust, or nails that have backed out. The catch in the HVHZ is the adhesive. The code calls for the starter course, eaves, rakes and valleys to be bedded in roofing cement 8 inches wide, so a proper repair rebeds those edges rather than just nailing a new shingle in. The shingle roofing page covers wind-rated products.

Tile roof repairs
A cracked or slipped tile is a small job if the underlayment beneath it is dry. Guides price single tiles at about $60 to $125 each. The real cost question is whether water has already reached the underlayment, and whether a matching tile is still made. Lifting tiles to reach a leak means walking on a fragile surface, so ask how the roofer plans to move across it. See tile roofing for underlayment replacement and resetting.

Metal roof repairs
Metal repairs usually mean resealing seams, swapping worn fastener screws, or treating rust spots. The national range runs $200 to $600 for minor work and $5 to $15 a square foot for a partial panel replacement. Exposed-fastener panels such as 5V crimp need these checks far more often than standing seam. Color matching on an older metal roof is hard, so ask whether panels in the same profile and finish are still available. More on that under metal roofing.

Flat roof repairs
Low-slope repairs cost about $200 to $500 for minor work and $250 to $1,000 per 100 square feet for larger areas. The HVHZ code adds a rule that matters here: a repair must not create new ponding water, so a thick patch in a low spot is not a fix. Blisters, open laps and blocked scuppers each call for a different repair, covered in detail on flat roof repair.

Repair or replace: when patching stops making sense
The Florida Building Code's 25% rule is the hard line. When more than 25% of a section gets repaired, replaced or recovered inside 12 months, the entire section has to meet the current code. In the HVHZ that text sits in section 1521.4, beside an exception: on roofs built to the 2007 code or a later edition, just the section being worked on has to meet today's code. Florida Statute 553.844(5) set that exception and bars local governments from amending it by ordinance. One law firm's reading is that "2007 code" usually covers roofs with a permit dated March 1, 2009 or later, so the permit date on file is the number to find. HomeGuide's softer rule of thumb: replacement usually wins once a roof passes 20 years, a repair quote goes over $3,000, or damage covers more than a quarter of the roof.

Roof Repair Permits and Licenses in Pompano Beach
A repair is roofing work under Broward's HVHZ rules, and a few points decide whether it was done properly:
A permit for repairs and maintenance
HVHZ section 1512.3 requires a permit for all work on the application, repair or maintenance of any roofing component. A licensed contractor fills in the HVHZ Uniform Roofing Permit Application. The small-job exemption doesn't reach roofs
The 2026 state law lets some single-family jobs under $7,500 skip the building permit. The city's list of qualifying work leaves out roof coverings and anything touching roof framing, and even qualifying work needs an exemption request first.Approved parts only
Section 1521.2 says repairs must use roofing components that have a product approval. That rules out a bucket of generic sealant over a split seam.License type
CC means state-certified roofing, good anywhere in Florida. RC means registered for local work. Pompano Beach still requires a state license for work the building code regulates.Unpermitted work
The city's fee schedule allows a double permit fee when work starts without one.
Questions to Ask Before a Roof Repair
What caused it?
Ask for photos of the damaged area and of what sits under it, not just a price.Does it need a permit?
In the HVHZ the answer is almost always yes, so ask who files it and whether its cost is in the quote. Will it match?
Ask whether matching shingles, tile or panels are still made, and what happens if they aren't.What counts toward 25%?
Ask how much of the roof section this repair touches, and the permit date of the roof on file.
Pompano Beach Roofers costs nothing to call and sends the details to one contractor rather than a list of bidders. See roof leak repair when water is already coming through the ceiling.
