Roof Maintenance in Pompano Beach, FL

  • Typical cost: a national cost guide puts a professional roof inspection and maintenance visit at about $230, with gutter cleaning around $150 a visit
  • How often: NRCA recommends at least two checks a year, preferably spring and fall, plus one after any hurricane
  • Metal finishes: panel makers suggest a plain freshwater rinse two or three times a year
  • Rooftop units: condensate lines may not drain onto the roof, and conduit sits at least 8 inches above it

Pompano Beach Roofers helps you schedule upkeep with a roofer close to you, at no cost for the referral. Roof maintenance means looking the roof over and doing the small fixes: resetting slipped tile, resealing fasteners, clearing drains, recaulking. In Broward's HVHZ code, roofing maintenance includes work such as refilling pitch pans, recoating and recaulking, and it falls under the same permit rule as a repair (see roof repair).

Roof Maintenance by Roof Type

Tile Roof Upkeep

On tile, NRCA says any cracked, broken or missing piece gets repaired or replaced to keep the roof watertight. A slipped tile leaves the underlayment open to sun and rain, and that underlayment is the part that wears out first (see tile roofing). Ask the roofer to walk only where tile can take the weight and to list any broken pieces before swapping them, so you know whether matching tile is still made.

Shingle and Metal Roof Upkeep

Curling or splitting shingles are NRCA's signs of deterioration, and dislodged tabs should be put back to keep the roof weathertight. On metal, a panel maker's care guide asks for:

  • Freshwater rinse with a garden hose two or three times a year
  • A 5% solution of non-bleach household detergent with a cloth or soft brush for heavier dirt
  • No wire brushes or abrasives on the paint finish
  • Metal shavings left from screw work cleaned off, since they stain the panels

Homes near the beach and the Intracoastal collect salt on the panels, so the rinse matters more there. Panel types are on metal roofing.

Flat Roof Drains and Scuppers

On a flat roof, start with the drains. NRCA points maintenance visits at valleys, gutters and roof drains, where debris piles up and blocks the flow. On a parapet roof, check that the overflow scuppers are open as well as the main ones; they sit 2 to 4 inches above the low point and are the backup when a drain clogs. Look under air conditioning units for condensate lines dripping onto the membrane, which the HVHZ code doesn't allow. Any patch should leave the roof draining, since the code bars repairs that create new ponding. Bigger membrane problems are on flat roof repair.

Before Hurricane Season

The spring check lines up with the start of the season (dates on storm damage roof repair). Cut back fronds and limbs that rub the roof, fasten loose ridge caps and edge metal, and clear gutters so a tropical downpour has somewhere to go. NRCA also recommends a look after any hurricane, even when nothing seems wrong from the ground.

How a Roof Maintenance Visit Runs

  1. STEP 01

A look from the ground and the ladder

On a steep roof, NRCA says much of the inspection can be done from the ground or a ladder at the edge. It doesn't recommend that homeowners walk the roof.

  2. STEP 02

    Debris out

Leaves, fronds and seed pods come off the roof, out of valleys and gutters, and out of drains and scuppers.

  3. STEP 03

    Small fixes on the spot

Resealing a fastener, resetting a tile or recaulking a flashing joint can happen the same day. Ask for photos of each spot before and after.

  4. STEP 04

A written list for the bigger work

Anything beyond upkeep goes on a list with a price, so you can plan it. NRCA notes that most roofing warranties require the roof to be properly maintained, so keep the list with the warranty papers.

See roof cleaning for algae streaks and washing methods by roof type.
